Reasons a Home May Not Sell

There are three things everyone wants when they are selling their home, sell it for the most money, in a short timeframe and without many hassles. Here are a few reasons why your home might not be selling in today’s housing market.

Limited Access – If You Can’t Show It, You Can’t Sell It.

If you want to sell your home, you have to be willing to show your home most any time. If a seller limits the days and times you can show their home, this can hurt the process. Remember many potential buyers might be coming from out of the area and need to see your home at a time when you do not want it shown. This limits your buyers’ activity which limits your home’s exposure.

Priced Too High- Price It To Sell Not To Sit.

A listing that is priced too high is not attractive to potential buyers. You want to not deter a buyer with an overpriced price tag. “Sellers who price and market their home competitively shouldn’t have a problem finding a buyer,’ says Jeff Tuck, Senior Economist at Zillow.

Not Freshened Up Before Listing – If It Looks Good, It’ll Make a Good Impression.

Remember no one ever gets a second chance to make a first impression. You want to make the exterior and landscaping look its best. Good curb appeal can also attract a buyer. Freshen up your landscaping and put a fresh coat of paint on your front door.

“Curb-appeal projects make the property look good as soon as prospective buyers arrive. While these projects may not add a considerable amount of monetary value, they will help your home sell faster – and you can do a lot of the work yourself to save money and time,” says Investopedia.

Of course do not forget the inside of your home. Remove all personal items and clutter to allow a buyer to picture themselves in the space. Also make sure you clean and freshen the place up. Listen to any buyer’s feedback and advice from your sales agent on things that might need to be changed.

Remember this is your home, but you need to ask the trusted advice of a real estate agent who can look at what needs to be done from an objective point of view. If you are in the market to sell your home, find a local agent who can help you with the sale of your home.
